SEATTLE – BioMed Realty has announced the arrival of Dexter Yard, its latest building in Seattle’s South Lake Union neighborhood. Located at 700 Dexter Ave. N. and scheduled for completion in late 2020, Dexter Yard will offer approximately 515,000 square feet of tech office or life sciences laboratory and office space, and approximately 25,000 square feet of ground-floor retail space.
“South Lake Union is a booming hub for the tech and biotech industries,” said Mike Ruhl, vice president and Seattle market lead at BioMed Realty. “Dexter Yard represents one of the best and last opportunities for innovative companies that want to plug into Seattle’s most sought-after neighborhood.”
The design and inspiration for the 15-story Dexter Yard project respects the history and character of South Lake Union’s industrial past. With 360-degree views of Lake Union, downtown Seattle and Elliott Bay, the project creates a strong sense of place by enhancing the pedestrian experience at this transitional location between residential areas to the north and commercial developments to the south.
“Nearly two-thirds of all office space under construction in our region has been pre-leased,” said David Abbott, executive vice president with Colliers International, who is marketing Dexter Yard for BioMed Realty. “Dexter Yard offers an incredibly desirable option for growing tech companies seeking large, flexible floor plates and breathtaking views in one of Seattle’s hottest submarkets.”
The Dexter Yard name reflects the project’s open, community-centric design and unique amenity space — the Pitch – that invites people to enjoy working and gathering here. Situated at the southwest corner of the property, at 8th Ave. N. and Roy St., the Pitch is a full-sized open athletic field that invites tenants and neighbors alike to play on site. The campus’ through-block connections and field house amenity space are designed to invite on-going activity and community engagement.
“We envision Dexter Yard as a gathering place for the neighborhood that provides energy and excitement from morning to dusk,” Ruhl added. “Whether you’re on the field playing soccer or ultimate frisbee or just enjoying the space as a spectator, there’ll always be something fun happening at Dexter Yard.”
Dexter Yard is the latest in a growing portfolio of projects by BioMed Realty in the Seattle area. Other notable properties include: Vue Research Center, located at 500 Fairview Ave. N. and occupied by Novo Nordisk, Nanostring Technologies and Presage Biosciences; 307 Westlake, featuring tenants Seattle Biomedical Research Institute and InBios International; and the Omeros Building at 201 Elliott Ave. W., home to Omeros Corporation and Alpine Immune Sciences.
