U-District Marquee Development Site Hits the Market

Seattle, Wash. – One of the largest development sites in Seattle’s University District, a near full-acre zoned to allow a 320-foot tower, was listed for sale by Dylan Simon, Jerrid Anderson, and Matt Laird of The Simon and Anderson Team of Kidder Mathews, headquartered in downtown Seattle. 

Located along 45 Avenue N.E., the full-block development site is ideally located within walking distance to the University of Washington and the University District Light Rail Station. Zoning offers developers a multitude of potential future uses, including office, biotech/lab, residential, hospitality, and student housing. 

VIA Architects prepared two massing studies that indicate the site could yield nearly 300,000 square feet of office or lab space or over 700 units of residential/student housing. 

“This next decade will mark the most dynamic growth in the University District’s history,” commented Simon. “In the last several years, Seattle-based technology and life science companies have contributed over $550 million to University of Washington’s computer science and health science programs. We expect these partnerships will lead to growth and innovation that closely tracks the economic dynamics created between Stanford and Silicon Valley/San Francisco, and MIT/Harvard and Cambridge/Boston,” continued Simon. 

Development of office and laboratory space in the University District is establishing a critical bridge between companies located in downtown Seattle and South Lake Union/Eastlake, and demand for commercial real estate space spurred by innovation in computer and health sciences developed at the University.
