Trammell Crow Residential Disposes of Redmond Apartment Complex for $105.5MM

Dallas, Texas-based Trammell Crow has disposed of a brand-new apartment complex in Redmond, Wash. In a deal that closed on August 10th, the well-known developer sold the Alexan Central Park Apartments for $105.5 million, or about $546,632 per unit. The buyer, according to public documents, was another big name in the multifamily industry: Equity Residential.

The asset is located at 8020 161st Ave. NE and totals 193 units. The community features a mix of studio, one-, two- and three-bedroom residences, as well as live/work units. Floorplans range in size from around 452 square feet to more than 1,500 square feet. Rents can reach up to $5,000 per month, according to information obtained from Alexan Central Park’s website.

Now leasing, the property offers new residents up to one month’s free rent. Individual units are equipped with nine-foot ceilings, front control ranges and stainless steel appliances, as well as contemporary kitchen cabinets and ceramic backsplashes. Other finishes include plank flooring, USB outlets, keyless entries and balconies and patios. Air conditioning is also included.

Community–or “connected”–amenities are also bountiful. A rooftop deck, as well as a landscaped terrace on the third level are accessible to residents. Work stations with WiFi printers, a fitness center and pet grooming station and bike storage are also included.

The building was completed in November of 2020, and the property was designed by Jackson Main Architecture. Graham Builds states that it executed a $43.7 million contract to construct the eight-story building.

“The build features a modern-styled exterior façade, while the interior showcases luxury finishes. A skybridge from the 8th floor plaza deck connects the two residential wings. Now complete, Central Park is one of the tallest buildings in Redmond,” explained the firm on a landing page for the property.
