During a limited pre-release window, reserving one of six top-floor Kinects penthouses means designing a custom penthouse residence from an empty shell

SEATTLE – (September 22, 2016) – Security Properties is making available a limited pre-lease offering not yet seen in the Seattle rental market: the option to fully customize a penthouse residence in the upcoming 41-story Kinects residential tower in Seattle’s Denny Triangle neighborhood.

As many as six top-floor penthouses are now available as part of this one-of-a-kind program, with the opportunity to combine multiple (or all) homes into a single residence as large as 10,192 square feet.

“At Kinects, the penthouse level on the 39th floor is a blank canvas for the home designs that match each lifestyle,” said John Marasco, Security Properties’ chief development officer. “We’re not aware of anyone else allowing this level of personalization in the Seattle apartment market but we anticipate strong demand based on our research.”

Individual penthouses range from 1,476 square feet, to 2,051 square feet in size, with two bedrooms and two-and-a-half bathrooms in every home. The largest penthouse also includes a den.

Each penthouse residence will feature 11-foot ceiling heights, floor-to-ceiling windows, spacious balconies, and natural gas cooktops. From lighting and sound system, to choice of cabinets, fixtures and flooring, to incorporating the latest smart home technologies, the possibilities are endless.

Security Properties is also introducing another unique element: penthouse buildout allowances of as much as $100,000, depending on the length of the lease. Pricing for the six penthouses starts at $6,950 per month.

“The construction team is holding back on starting 39th floor interior work this fall to accommodate a limited pre-release window for penthouse customization,” said Marasco. “We invite future residents to collaborate with a favorite designer, or to team up with one of our own, to imagine a space that is uniquely theirs.”

Of the high-rise residential projects planned (or under construction) in the booming Denny Triangle neighborhood, Kinects will be the first to include an indoor rooftop pool. In addition to a concierge, also planned for the rooftop and amenity floors are a lounge, fire cave, meadow, demonstration kitchen, theater and game room.

Slated for completion in summer 2017, the 357-unit Kinects tower at 1823 Minor Avenue is accelerating the rebirth of one of Downtown Seattle’s central neighborhoods, with new office towers, restaurants, retail, hotels and residences turning Denny Triangle into a true 18-hour urban community.

Observers standing at the foot of the tower and beyond will notice that Kinects grows progressively larger and slopes outward as the building rises. As a result, the 8th floor above the podium is approximately 1,600 square feet smaller than the penthouse level, with each floor having a progressively larger footprint.

The award-winning team at Bumgardner Architects designed Kinects. The project’s general contractor is Andersen Construction, and Cary Kopczynski & Company is the structural engineer. The project is targeting LEED Silver certification.
