Port Orchard Master Planned Community Officially Re-Launches With Phase I Sale of 172 Home Sites to Four Homebuilders

Established Homebuilders Benchmark Communities, Garrette Custom Homes, MainVue Homes and Zetterberg Custom Homes Purchase Home Sites; Companies Chosen for Superior Construction and Unique, Varied Home Plans

Phase I Construction Has Begun in One of Pacific Northwest’s Last-Remaining Large-Scale, Master Planned Communities; Multiple Development Phases to be Built Over 15-20 Years on 800 Acres

Port Orchard, WA. – McCormick Communities LLC, a company jointly-formed by Kirkland-based developer MainStreet Property Group (www.mspgroupllc.com) and Winward Real Estate Services (www.windwardrealestateservices.com), today announced the sale of 172 home sites in the 800-acre McCormick Master Planned Community. This sale officially ‘re-launches’ the community and represents its Phase I development plan, where new construction at the community has begun.

McCormick was initially launched in the mid-1980s and since then, 800 homes and the golf course were built. Development stopped during the recession and McCormick Communities purchased the site in late 2015.

Located just outside Seattle in the city of Port Orchard, Washington., the Phase I home sites were sold to four established homebuilders, providing buyers a range of popular housing options. McCormick features larger home sites that accommodate a mix of two-story designs, ‘master on the main’ homes and single-story ramblers. These home sites appeal to a wider range of prospective buyers, including multigenerational families. All Phase I home sites include either a greenbelt or golf course view.

McCormick will ultimately build out 800-acres of development over a 15 to 20-year timeframe with multiple builders and phases.

McCormick Phase I

  • Benchmark Communities: Will build homes beginning at 1,800 sq. ft.
  • MainVue Homes: Will begin building homes in early July ranging from 3,458 – 4,102 sq. ft. and priced from the $600,000s.
  • Garrette Custom Homes: Will build homes ranging from 1,814 – 3,226 sq. ft. and priced from the $400,000s and has already started construction.
  • Zetterberg Custom Homes: Will build homes ranging from 1,810 – 3,337 sq. ft. and priced from the $500,000s and has also already started construction.

“Over the last 20-30 years, the core Puget Sound region typically had two or three master planned communities underway at any given time, which meant several hundred new homes hitting the market every quarter,” said MainStreet Property Group CEO Eric Campbell.

“However, that’s no longer the case, as large land assemblages within the urban growth boundary are nearly gone. Without larger communities coming online, the market is squeezed even tighter. We believe McCormick is the right master planned community at the right time for the region and the housing market.”

The community’s new website also launched this week. At www.liveatmccormick.com, prospective buyers can learn more about each builder, view site plans and explore home designs, as well as discover additional background about the community and surrounding area.

The Welcome Center at the McCormick Master Planned Community is now open, with model homes for Garette Custom Homes and Zetterberg Custom Homes opening in August 2017. Both builders have already sold homes, including four homes sold by Garette Custom Homes and one home sold by Zetterburg Custom Homes.

Master Planned Community Helps Fill New Single-Family Housing Demand; Adds High-Quality Homes at Affordable Prices

As King County continues to battle housing affordability and single-family home supply challenges, McCormick will create thousands of new homes in affordable Kitsap County— which is now just a 28-minute ‘fast ferry’ ride away from downtown Seattle.

Approved by local voters in November 2016, the new ‘Kitsap Transit Fast Ferry’ service will soon launch a 28-minute dedicated water commute to downtown Seattle from Bremerton (beginning July 2017), and Southworth (beginning 2020).

“We were bullish on Kitsap County prior to the new Fast Ferry service, and that’s only increased, given the addition of new transit service, cutting commute times to downtown Seattle by at least half,” said Campbell. “Perhaps most importantly, overall affordability in Kitsap County is about 50 percent better than Seattle and King County right now – which is huge for buyers looking for a high-quality home in a livable city with good schools and lower property taxes.”

The median price of single-family homes sold in King County hit a new high of $514,975 in February 2017, which is up about 20 percent over the median price a year ago, according to the Northwest Multiple Listing Service. Conversely, the median price of homes currently listed in Kitsap County is $299,000.
