Legendary 374,000 sf deal marks the Puget Sound’s largest office lease in nearly three years

BELLEVUE, WA – Skanska, a leading global development and construction firm, today announced it has signed a long-term lease for its forthcoming mixed-use development, The Eight. The tenant will lease 526,595 square feet of the building of which 152,309 square feet is parking. A deal of this size makes it the region’s largest office lease in almost three years and the firm’s largest lease in its history. At 72% leased, The Eight is scheduled to deliver in Spring 2024 with the anchor tenant expected to take occupancy beginning January 2025.

“When we started developing The Eight, our goal was to attract world-class, innovative companies who valued best in class workplace and would see The Eight as the workplace of the future,” said Charlie Foushée, executive vice president and regional manager for Skanska USA Commercial Development’s Seattle region. “We couldn’t be more thrilled to welcome this new tenant as they call The Eight their new home.”

Since breaking ground in June 2021, the Eight has achieved WiredScore Platinum and Salmon-Safe certifications. The office tower is targeting LEED Platinum, Fitwel, and SmartScore certifications. The building’s side core design allows for large, flexible floorplates and diverse workspaces, great for all types of businesses and densities, and incredible daylighting. Designed by Pickard Chilton, The Eight prominently features seven alternating indoor/outdoor exterior balconies. With a 7,000 square foot open plaza, 11,000 square feet for local retail operators, and an additional 1,800 square-foot mass timber pavilion, The Eight’s design exudes comfort and confidence, combined with sophistication and style.

Broderick Group represented the tenant. Tim Owens, Scotta Ashcroft, and Lennon Atteberry of CBRE represented Skanska in the transaction. Inquiries about remaining office space may be directed to CBRE.

The Eight represents Skanska’s sixth development project in the Puget Sound region and its second project in Bellevue since it began development operations in 2011.
