Veterinary giant leverages retail-like site selection as medical-retail real estate convergence accelerates

Mission Pet Health, one of the nation’s largest veterinary care organizations, is making an aggressive push into the Seattle metropolitan area with the rollout of its new Livewell Animal Hospital sub-brand. The expansion comes as healthcare providers increasingly adopt retail-style real estate strategies, mirroring broader trends reshaping the medical outpatient sector in 2025.

Livewell is seeking premium retail-style locations across nine Seattle-area markets, including Lynnwood, Ballard, the University District, Capitol Hill, Redmond, Bellevue, Puyallup, Tacoma, and Olympia/Lacey. The brand’s site requirements read like a retail playbook: end-cap locations preferred, prominent street visibility, ample parking, and spaces ranging from 2,700 to 5,000 square feet with minimum 40-foot frontages.

The veterinary expansion reflects a broader transformation in healthcare real estate, where providers are increasingly moving into high-traffic retail locations such as shopping centers and mixed-use developments. This “retailization of healthcare” offers patients easier access to care while allowing providers to capture foot traffic from nearby retail stores.

The trend gained momentum as healthcare systems prioritize smaller, decentralized facilities closer to residential areas to improve access while reducing operational costs. Medical outpatient building occupancy reached record highs in 2024, with outpatient volumes in the U.S. expected to grow 10.6 percent over the next five years, according to analysis by JLL.

As retail pharmacies close across suburban America, healthcare providers are stepping in to transform vacant storefronts into outpatient care hubs, reshaping access to healthcare and revitalizing underused retail real estate. Livewell’s strategy appears designed to capitalize on this opportunity, positioning veterinary care as a natural fit for the evolving medical-retail landscape.

The Livewell launch comes just months after Mission Pet Health’s formation through the high-profile merger of Southern Veterinary Partners and Mission Veterinary Partners in late 2024. The combined entity, which officially launched its new branding in July 2025, represents one of the leading veterinary care organizations in the U.S., with a mission to “become the best veterinary care company in the world.”

Mission Pet Health has demonstrated impressive growth metrics, earning recognition as a 2025 Inc. 5000 honoree with 142 percent three-year growth. The company’s proven track record of clinical and operational excellence provides the financial muscle and infrastructure to support Livewell’s ambitious expansion.

The timing appears strategic. Medical outpatient buildings experienced declining vacancy rates and rising rents throughout 2024, with MOB sales volume increasing 48 percent year-over-year in the third quarter. Healthcare real estate demand is expected to increase in 2025, driven by lower inflation, expected interest rate cuts, and new technologies.

For veterinary practices specifically, the real estate equation has shifted dramatically. Tenant retention rates within medical facilities have remained very high, providing more predictable cash flows for investors compared to volatile sectors like office or retail. This stability makes veterinary practices attractive tenants for landlords seeking reliable, long-term leases.

Livewell’s detailed specifications reveal the sophisticated infrastructure modern veterinary practices require. The brand demands minimum HVAC capacity of one ton per 250 square feet and electrical service of at least 400 amps, 3-phase, 208/240V.

These specifications align with industry trends toward specialized medical spaces. There is growing demand for specialized medical office spaces tailored to niche services, requiring specific design and infrastructure considerations and driving demand for flexible, high-tech real estate solutions.

Mission Pet Health’s Livewell expansion represents more than a simple geographic play – it’s a bet on the continued convergence of healthcare and retail real estate strategies. By prioritizing visibility, accessibility, and convenience, the brand is positioning veterinary care as an integral part of consumers’ routine shopping and service experiences.
