October 25, 2023 (Tacoma, WA) – Harrison Laird and John Bauder, Principals at Lee & Associates Commercial Real Estate Services are pleased to have facilitated a 27,400 SF office lease with Epic Government, on behalf of their client, D&S Family LLC. The lease is the largest general office lease in Pierce County signed since January of 2021, when Bauder and Laird facilitated a renewal and expansion of Infoblox at Horizon Pacific Center in downtown Tacoma.
The office and warehouse property, located at 5050 20th Street East in Fife, WA, is home to multiple tenants including Continuant, Puget Sound Volleyball Academy, SCA Pacific Case Management, and Foothills Family Furniture. Epic Government will utilize its space in the building as a call center.
“There are more office tenants in the market than I have ever seen” noted Laird. “Leasing activity, specifically office relocations, has ticked up as pre-pandemic leases and mid-pandemic extensions expire. Tenants continue to reevaluate space utilization, and seek high-quality, amenity-rich spaces to attract their employees back into the office.”
Bauder added, “One of the interesting aspects of these trends is that the average size of tenants in the market currently is significantly larger than normal. Nearly all of the County’s large tenants are reevaluating their office spaces, which has led to a flurry of activity among the largest office occupiers in the market.”
