56,554 SQFT Light Industrial Building in Woodinville Sells for $13.1MM

A light industrial building in Woodinville—a city in King County just east of Bothell—recently changed hands.

On March 12th, a three-parcel property including a 56,554 square foot light industrial building sold for $13.1 million, King County records show. The buyer was Stone Ridge Woodinville LLC, an entity which shares the same address as Bellevue-based Taylor Development Inc. The seller was Viewridge Development LLC, an entity based in Kirkland.

The recent sale was for three parcels, one of which includes a 56,554 square foot light industrial building located at 20250 144th Ave. NE. The asset, called View Ridge Building, is a Class B warehouse/distribution building that was constructed in 2001, according to Kidder Mathews’ listing. There are currently 3,500 square feet available for lease in the building, for which Jason Bloom and Todd Gauthier are listed as the brokers.

According to Google Maps, current tenants at the property include Symmetry Electronics Inc., a software company called Quantitative, and Moss Roscher Associates.

The property is roughly two miles north of downtown Woodinville and one mile from access to State Route 522, which connects Woodinville to the cities of Bothell and Kenmore to the west.

There have not been many sales in Woodinville during first quarter 2021, although a number of industrial properties did change hands during third quarter of last year. In August 2020, Buildings A, B, C and D of the Woodinville West industrial complex—which total just under 165,000 square feet—traded for $27.8 million.

In September 2020, Gantry secured a $5,570,000 loan for UG216 building located at 8415 216th St. SE. The 71,750 squarer foot industrial asset is fully leased to Bio-Rad Laboratories Inc., a company that specializes in life science and clinical diagnostic research.
