On Friday, November 30th, two office buildings—which are part of Kaiser Permanente’s campus in Renton—sold for a combined $19.5 million, according to King County records. The buyer is listed as Kaiser Foundation Health Plan Of Washington, which shares the same address as one of Kaiser Permanente’s offices in Oakland, California. The seller was Ryan Companies, a Minneapolis-based commercial real estate company.
Neither the buyer nor the seller responded to calls for comment about the transaction in time for the publishing of this story.
The sale included two office properties in Renton located at 1300 SW 27th St. The first property is a three-story office building that totals 114,403 square feet, and the second building is a three-story property constructed in 2017 that totals 146,999 square feet. The transaction for the two properties—which share the same address and are referred to as Renton Campus Baker on Kaiser’s web site—also includes three other parcels totaling approximately 4.2 acres of vacant land, according to public documents.
According to Kaiser Permanente’s web site, the company’s Renton campus also includes Renton Campus Glacier, located at 1200 SW 27th St., Renton Campus Adams, located at 2921 Naches Ave. SW, and Renton Campus Rainier, which is located at 2715 Naches Ave. SW. According to architect CollinsWoerman’s web site, overall, Kaiser’s Renton campus comprises four buildings totaling 500,000 square feet. Situated on the former Longacres site, Kaiser Permanente’s campus is an ultra-modern collection of four low-rise buildings that house the company’s warehouse distribution center, lab, robotic pharmacy and administration staff.
“Upon acquiring Group Health Cooperative in 2017, Kaiser Permanente swiftly executed a plan to bring widely dispersed employees together into one location, creating a single and unified administration team,” the web site notes. The Renton campus also includes two cafes, outdoor living rooms, fitness centers, conference centers and walking trails.
The office properties are approximately three miles southwest of downtown Renton and fives miles east of Sea-Tac Airport. The asset is also roughly five miles from access to Interstate-5.
Ryan Companies focuses on commercial real estate projects from conception to completion and offers a variety of construction, architecture and engineering, development, real estate management and capital markets services, according to the company’s web site.
