Pulte Homes Buys Westminster Community Church in Shoreline for $10MM

The site of a community church has been purchased by a major home developer. In a deal that closed at the end of August but just recently recorded, Atlanta-based Pulte Homes of Washington acquired the Westminster Community Church in Shoreline, Wash., for $10 million. The seller of the asset is Seattle-based Community Dinners, a nonprofit organization. 

The property is located at 14550 Westminster Way N. King County records indicate that the lot totals 2.73 acres and is developed with a 24,444 square foot building originally constructed in 1962. The building serves as a church.

The asset is not far from the Aurora Square Shopping Center and The Highlands, golf club and botanical garden. Surrounding development is mostly residential, although there are some other commercial businesses like Kiriba Sushi and Diva Espresso nearby.

In January of this year, Pulte underwent environmental review for its planned development for the property: Pulte 358 Degrees Westminster. Pulte plans to build a 48-unt low-rise multifamily project on the site, as well as 36 townhome units spread across eight separate buildings. 

Pulte has been an extremely active developer across the Puget Sound. In March of this year, the home developer underwent design review for its 226-unit Pulte 2 Degrees project in the Bitter Lake neighborhood in Seattle. Over the past couple of years, Pulte has purchased other parcels as well. 

In June of 2019, Pulte Homes formally purchased the Country Village Shops located at 23710 Bothell Everett Highway for approximately $11.23 million. The seller was the Loveless Family, who has owned the property for decades. Pulte Homes plans to redevelop the 7-acre site into a 114-unit townhome complex called “Urbane Village II.” In September of 2020, Pulte acquired 1.68 acres in Bellevue, where 31 townhouse units are planned. Pulte paid $11 million for the site.

Pulte Homes is the third largest home construction company in the United States and operates in 44 markets across 23 states. Since its founding in 1950, Pulte has delivered 750,000 homes throughout the United States. In 2020, the firm sold 24,624 homes, according to Pulte’s website, amounting to home sale revenue of $10.6 billion.
