New Seven-Story, 114,000+ SF Residential Apartment Building Slated to Break Ground in July 2017
Building Includes Affordable Units as Part of MFTE and HALA MHA Programs
Seattle, WA – June 19, 2017 — Pastakia + Associates (www.pastakiallc.com), a Seattle-based property development firm specializing in mixed-use, urban infill projects within the Puget Sound area, today announced its newest project in Seattle’s lower Queen Anne neighborhood.
Located at 429 2nd Avenue W. on the corner of 2nd Avenue W. and W. Republican, the seven-story, 114,700 sq. ft. Zella Apartments building is slated to break ground in July 2017. The building includes 128 apartment homes and 29 floor plans for its mix of one-and-two bedroom apartments About 38 of the units will be live/work spaces. Zella also features 52 parking stalls on two levels below grade, accessed from the alley, as well as secure space for 33 bicycles.

More than a quarter of the building’s homes will be affordable to tenants earning 60 – 80% of area median income, due to participation the Multifamily Tax Exception Program (MFTE) and the city of Seattle’s Housing and Livability Agenda (HALA) program. Units will vary in size and will be distributed on all floors.
At Zella, everything from the building massing and materiality to the flow of circulation in the apartments has been formulated for optimal energy flow. With an exterior composed of brick, metal panels, fiber cement panels and cedar siding, the main lobby of the Zella Apartments will also include a double-height gathering space and electric fireplace with built-in seating elements. The building will also include a rooftop amenity space with dog run, fire pit, green roof and solar panel array.
The Zella Apartments also includes numerous eco-friendly elements, as well. With plans to acheive U.S. Green Building Council LEED for Homes certification, the building includes energy-efficient interior and exterior LED fixtures, eco-friendly electric resistance heat in apartments and energy-efficient heat pumps and hot water heaters.
Additionally, the project landscape is designed to achieve low water use and low maintenance—with an emphasis on native and drought-resistant ornamental plants that have proven successful in the Puget Sound climate. Existing street trees were also preserved along 2nd Ave W. and the plants are designed to act as natural filtration areas in bio-filtration planters, providing pollutant removal and some storm water infiltration.
Located within walking distance of Seattle’s popular Seattle Center—including Key Arena, McCaw Hall, Pacific Science Center, MoPop and the Space Needle—the project is also near a lively mix of restaurants, shops and residential communities in lower Queen Anne.
Construction on the Zella Apartments is slated to be complete by Fall 2019. Main project team members include Pastakia + Associates (developer), Encore Architects (architect), Object | Space (interior designer) and Graham Construction (general contractor) with CBRE as project lender through the U.S. Department of Housing & Urban Development.
