Former Blietz Funeral Home Transformed as Part of New Commercial Office Space Along Ship Canal; New Four-Story Space Connected to Three-Story Historic Landmark Building
Project Brings Much Needed New Class A Space to Fremont’s Growing Sub-Market
Seattle, Wash. (Nov. 16, 2018) – Pastakia + Associates (www.pastakiallc.com) a Seattle-based development firm specializing in mixed-use urban infill, today announced its newest project in Seattle’s Fremont neighborhood, Fremont Crossing. The project partners include Pacific Capital Investments and BNBuilders.
Located on the Washington Ship Canal at 316 Florentia St, Fremont Crossing will provide much needed new Class A office space in the Fremont sub-market. The building will include 58,099 sq. ft. of new indoor and outdoor commercial office space, including 51,000 sq. ft. of new construction and the 7,800 sq. ft. former Bleitz Funeral Home building.
Construction on Fremont Crossing is slated to begin in spring 2019 with completion expected in mid-2020. Main project team members for the shell and core include Foushee (general contractor), SKB Architects (architect), DCI (civil engineering) and David Abbott, Greg Inglin and Connor McClain of Colliers International. (office leasing). The project seller is Warm Spring Investors, LLC.
“With Fremont submarket vacancy rates hovering around two percent, we’ve been looking for sites that will add Class A space as close to the existing office users as possible – and this site is perfect for that need,” said Pastakia + Associates Founder and Principal, Tejal Pastakia. “The adaptive reuse of the historic Bleitz Funeral Home building together with new Class A building will be a great fit for users looking to grow here or add Fremont to their Seattle footprint.” “Pacifica is excited to be working once again with Tejal and her team. We are also thrilled to be in partnership with BNBuilders. We are looking forward to a successful project in an incredibly vibrant neighborhood,” said Matthew Burton, principal of Pacifica capital.
Fremont Crossing: Successfully Integrating the Old with the New
Inspired by the Fremont’s maritime heritage along the Ship Canal, the new building will include floor-to ceiling windows—with views toward the Fremont Bridge, the north end of Lake Union and Gas Works Park— while partially wrapping around the back of the historical building.
The adjoining three-story, 7,800 sq. ft. historic structure, built in 1921 and renovated in 1948, will be repurposed with a special focus on the simple elegance of the original design’s integrity. Post-1921 updates will also be stripped so the building looks similar to its original architectural character once complete.
The buildings will be joined through a curved, street-level courtyard providing space for outdoor dining and socializing while offering beautiful Ship Canal views. The courtyard will include a glazed prow enclosed in floor-to-ceiling glass. Reaching from each building on the project’s north side as a gesture of connection, the features is designed to unify the new with the old.
