Colliers International Represents Firm in 20,284-SF Lease
Seattle, April 3, 2018 – Construction management, architecture and engineering firm OAC Services, Inc. (“OAC”) recently committed to a new, long-term lease at 2200 1st Avenue South in Seattle, WA. Colliers International’s Tony Ford and Joe Riley acted on behalf of OAC in the transaction, while JLL represented the building owner as agent.
OAC will move more than 60 professionals to 2200 1st Avenue South from its current 701 Dexter Avenue North, Lake Union location by mid-summer. The new space, designed by SKB Architects, will feature an open floor plan that fosters creativity and collaboration, hoteling options for floating professionals, and dual-purpose space for training and events. OAC also has room for planned growth in the future.
OAC chose 2200 1st Avenue South for a number of reasons, including its industrial, cool vibe and proximity to the east side of Puget Sound via Interstates 90 and 5. Determining the building was the best fit for the company’s needs required a comprehensive and detail evaluation of the firm’s goals and objectives, according to Mr. Ford. “Before looking into real estate options, Colliers worked closely with OAC to understand its employee demographics, client locations, cultural requirements and internal interactions — all of which impact both how much and what kind of space is needed. The building at 2200 1st Avenue South was the ideal solution to the firm’s real estate requirement, ensuring a best-in-class experience for staff and clients in a property that speaks to OAC’s approach to business.”
The transaction for the space at 2200 1st Avenue South required careful timing as ownership’s plans to expand and refurbish 701 Dexter necessitated the termination of OAC’s current lease in the building. The Colliers team worked with OAC’s in-house real estate group to efficiently navigate the various steps of the space analysis, site selection and acquisition processes, while also negotiating the termination transaction. “Teamwork, decisive decision-making and market knowledge helped achieve all of OAC’s goals for its new location,” stated Mr. Riley.
