MainStreet Property Group Breaks Ground on ‘Siteline’, New 330K+ SQFT Mixed-Use Development Next to Seattle Center

Eight-Story, 214-Unit Multifamily Residential Building Located in Shadow of Space Needle to Feature 50K+ SF of Commercial Space Including Office and Retail/Restaurant Space 

Space Needle Organization Confirms Plans to Relocate Corporate Offices to 40K+ SF Space Upon Building Completion in Summer 2023   

Seattle, Wash. – MainStreet Property Group LLC, a full-service Kirkland-based real estate developer, in partnership with Grousemont Associates, announced the start of construction at Siteline, a new eight-story mixed-use building located next to Seattle Center in Seattle’s Uptown Neighborhood. The building is slated to open in the summer of 2023. The groundbreaking will be celebrated in a public ceremony slated for 9:00 AM Wednesday, September 8, 2021 at the project site. 

Located at 223 Taylor Avenue North in the shadow of Seattle’s iconic Space Needle, the 334,767+ sq. ft. building features 214 apartment homes of which 43 units will be affordably priced within the City of Seattle’s affordability program. The project also includes 43,000 sq. ft. of commercial office space; 6,500 sq. ft. of ground level retail space; approximately 10,000 sq. ft. of public outdoors space; and 274 parking stalls.   

“From the Siteline, residents, visitors and tenants will have a line-of-site on many of the important landmarks that make up the Seattle Center and South Lake Union areas. That unique outlook is woven into the design of the project and we plan to honor many of the elements that make Seattle and this area unique. When complete, the Siteline will truly be a one-of-a-kind, localized experience,” said MainStreet Property Group President Kelly Price.  

The Siteline: A Mid-Rise Building with High-Rise Design & Amenity Features

Designed to be a ‘launchpad’ for everything Seattle’s Uptown neighborhood and its emerging sports, arts and entertainment district has to offer, the Siteline features carefully-selected exterior materials designed to provide a sleek and refined look with a bit of playfulness—including storefronts and beam structures that embody the look and feel of the Space Needle, and a metallic exterior material at key building corners similar to the Museum of Pop Culture (MoPOP). 

Building amenities at the Siteline are also designed to pay homage to Seattle’s eclectic food, art, musical and sports history, as well as its proximity to some of Seattle’s most influential landmarks—such as Chihuly Garden and Glass, the (soon-to-be-completed) Climate Pledge Arena, the Space Needle and MoPOP. 

Built as a mid-rise but focused on providing high-rise amenities, interiors at the Siteline are also thoughtfully-designed—including hard surface flooring throughout, roller shades, built-in closets and thoughtful cabinetry, full-height tile kitchen backsplashes, bath tile surrounds and keyless entry.  Units also feature air conditioning as well as designed work-from-home spaces, balconies or patios, under-cabinet lighting and smart home technology.

In addition to residential spaces, the Siteline will include approximately 10,000 sq. ft. of public outdoor space, 6,500 sq. ft. of restaurant or retail space; and 43,000 sq. ft. of office and related space which has been pre-leased to the Space Needle organization for their new administrative offices. 

Commitment to Sustainable Development

Slated to achieve U.S. Green Building Council LEED Platinum certification for green building practices, the Siteline is designed with environmental friendliness in mind. Elements include solar panels on the roof; bio-filtration elements; balanced, efficient heating and cooling; erosion control measures; 100 percent LED lighting; electric car charging stations; energy efficient windows, appliances and low-flow plumbing fixtures. 

As a participant in City of Seattle’s Built Smart program, the Siteline is also pursuing Salmon-Safe certification focused on protecting urban water sheds, as well as Fitwel certification for building health. Additional eco-friendly elements include sustainable plantings featuring a drought tolerant, native plant palette and green roof. Building maintenance will eventually utilize non-toxic pest control and cleaning materials.

Developed by MainStreet Property Group in partnership with Grousemont Associates, Siteline is being constructed by GenCap Construction Corp. Additional project team members include Encore (architect), Graphite (interior design), KPFF (civil engineer), PCS (structural design), O’Brien 360 (LEED design), Site Workshop (landscape architect) and Grousemont Associates and related parties (project financing). Insite Property Solutions will provide professional property management services.
