Lincoln Property Company’s Nearly 200,000 SQFT Life Science Building in Seattle Tops Out

CBRE is marketing the state-of-the-art project in South Lake Union

Seattle – November 16, 2023 – CBRE today announced that 222 Fifth, a 10-story, 197,919 square foot life sciences facility in South Lake Union has topped out. In a ceremony held on November 9th, building ownership, Lincoln Property Company (LPC) & Intercontinental Real Estate Corporation (“Intercontinental”), were joined by trade unions for the project’s general contractor, MEP, and supporting builders. The Class-A property is on schedule to be completed August 2024.

Located directly adjacent to Seattle Center Space Needle, 222 Fifth will have three floors of brand-new move-in-ready Class A laboratory suites ranging in size from 11,222 – 26,696 square feet. The suites can be combined for a total of 73,663 square feet of contiguous built-out lab space. Each suite’s lab will come equipped with brand new lab benches and shelving, built in case work, and a BSC and fume hood (ready) to allow immediate occupancy for tenants, in addition to directly adjacent office workspace.

222 Fifth will boast robust lab amenities including a common glass wash and autoclave/air and vacuum system/fume exhaust system/emergency power, lab specialized loading dock with dockmaster for lab deliveries, freight elevator to all floors and lab storage. Additionally, the Building features a 9,000 square foot rooftop deck with views of Lake Union, Elliott Bay, and the Olympics for group meetings, lunches or events. Other amenities include a conference room for large meetings, retail on-site, onsite bike parking with shower facilitates, and 24/7 security.
