Seattle, Wash. (Sept. 16, 2019) – Prominent North American developer, Intracorp, announced today that it has started construction on a significant redevelopment bringing 81 new townhomes to Shoreline.
Located at North 145th Street and 1st Avenue NE, the community is among the first of many new projects now underway near the coming-soon Shoreline South/145th Street light rail station. The soon-to-be-named development will feature two, three- and four-bedroom floorplans ranging in size from 1,300 to 2,400 square feet complete with top-floor bonus rooms, full-floor master suites, decks and attached one or two car garages in every home. Priced from the $700Ks to the $900Ks, the first homes are expected to be ready for occupancy next summer with project completion slated for late 2021.
Partnering with the City of Shoreline, Intracorp is among the first to implement the city’s vision of creating higher-density developments within spacious inner-ring suburban communities that offer safe neighborhoods located near mass transit, good schools and established parks. Helping to meet the community and regional housing needs, this latest project by Intracorp will increase supply by a factor of six times by replacing 15 aged, single-family homes with 81 new townhomes. In addition, Intracorp will also be adding turn lanes, bike lanes, medians and sidewalks to improve the modality and streetscape in the surrounding area.
“With this community being within a transit-oriented subarea, we wanted to make sure our home design was sensitive to the existing neighborhood while creating a smooth transition from old to new,” said David MacDuff, Intracorp development vice president. “By creating higher density housing options near rapid transit, incoming residents will have the rare opportunity to be within 20 minutes of downtown Seattle while being walking distance to the slew of mixed-use and commercial services already planned for this area.”
Designed by the award-winning Milbrandt Architects, the new homes will feature Intracorp’s signature Northwest contemporary architecture complete with porches, decks and outdoor living spaces. From durable laminate floors to stained and painted wood cabinetry, quartz countertops, glass tile backsplashes, steel railings and stainless-steel appliances, this community will offer quality materials in a perfect blend of modern and classic styling.
Giving a nod to historic Seattle neighborhoods and the area’s culture of outdoor living and recreation, residents will also have access to five greenspaces that sit above street level and respect the land’s natural form. Intracorp has also saved many of the large evergreen trees that give the neighborhood its unmistakable Northwest feel.
Located just ten miles away from downtown Seattle, this new community is situated within the up-and-coming suburb of Shoreline. Come 2024, future homebuyers will have direct access to the city via a 16-minute commute from the completed 145th Street light rail station. Residents will also be within the Shoreline School District, ranked 10th out of 197 districts in Washington State.
