Horizon Realty Advisors Breaks Ground on 177-Unit The Preserve on Goodpasture in Eugene, OR

Seattle-based property owner, developer, and operator expects new development to earn highest environmental certification levels to-date of any apartment community in the area

EUGENE, Ore., Nov. 18, 2021 — Horizon Realty Advisors (HRA), a Seattle-based property owner, developer, and operator specializing in conventional multifamily and student housing, has broken ground on its newest multifamily development in Eugene: The Preserve on Goodpasture. Located in the desirable Goodpasture community, The Preserve on Goodpasture will consist of 177 luxury apartments homes comprised of a blend of one, two, and three-bedroom residences. Leasing will commence in January 2022 with apartment homes first becoming available for occupancy in July 2022.

The Preserve will feature amenities including a resort-style pool and spa, fitness center, and a pickleball court with adjacent outdoor grilling area and community gathering space. The community’s clubhouse will feature a resident kitchen and lounge, coffee bar, and parcel locker system for secured package storage. Multiple secured bike storage buildings will be located on-site, and with direct access to the Ruth Bascom Riverbank Path System, the property’s location will enable convenient biking or walking to areas throughout Eugene.

With a focus on minimizing impacts to the environment to help combat climate change, The Preserve on Goodpasture will be constructed to LEED Gold standards, achieving amongst the highest environmental certification levels to-date of any apartment community in Eugene. Electric vehicle charging stations will be plentiful throughout the property to accommodate the growing demand for electric vehicles, with access to charging at over 25% of the property’s 252 parking spaces. Residences will feature efficient Energy Star appliances and LED lighting to reduce energy consumption, and low-flow plumbing to minimize water usage. Energy-efficient heat pump technology will be utilized for primary heat, air conditioning, and water heating needs. The building will go well beyond code requirements to incorporate energy-efficient envelope and insulation ratings, which reduces hot/cold air leakage and in turn the need to generate new heat or A/C. During the construction phase, local products and materials will be utilized whenever possible to minimize shipping and transportation distances in order to keep lifecycle energy costs as low as possible, limiting the project’s overall carbon footprint. The majority of the property’s existing tree canopy will be preserved as part of the new development, further underscoring HRA’s commitment to maintain the natural setting of the property.

Graydon Manning, HRA’s Director of Development, further highlights the environmentally-friendly merits of the project. According to Mr. Manning, “The Preserve on Goodpasture will be the greenest apartment community in Eugene. We spent more than eighteen months designing the project and put heavy emphasis on sustainability throughout the process. Our colleagues at Reiter Design Group, John Hyland Construction, Earth Advantage and EWEB were crucial in determining the best blend of mechanical, electrical, and plumbing systems for the project. The residents living at The Preserve will benefit from the team’s design decisions for decades to come.”

Each apartment home will feature stainless steel appliances, quartz countertops, air conditioning with an energy-efficient smart digital thermostat, walk-in closets in every bedroom, patios or balconies, exterior storage closets, and luxury plank flooring. Covered parking will be available for each apartment unit, plus uncovered overflow parking for additional resident and guest vehicles.

The Preserve on Goodpasture is HRA’s second development in Eugene. The Flats at Chase, a 228-bed student housing property located near Autzen Stadium, opened in August 2020. HRA currently owns and operates a total of 1,300 apartments in Eugene and 10,000 nationwide, with assets under management valued in excess of $2.5 billion.
