HC Homes Sells More Than Eight Acres of Industrial Land in Bonney Lake for $10.2MM

More vacant land in Bonney Lake has traded hands. Pierce County property records show that 8.18 acres of mostly vacant industrial land were purchased by an entity affiliated with Karen Marrs, who is based in Nevada. The seller was an entity affiliated with HC Homes. The purchase price was $10.2 million.

The parcel of land is located at 22203 100th St. E. The site is developed with a warehouse that spans 32,500 square feet. It was built in 2020, records show.

HC Homes Inc. is based in Bonney Lake and focuses on developments throughout the Puget Sound region, according to the company’s website. The firm’s projects include Connors Crossing, a community of 20 single family homes in the heart of Lakewood. Additionally, the firm has built homes in neighborhoods such as Tehaleh in Bonney Lake, Newberry in South Hill and Lexington and Emerald Pointe in Puyallup.

Vacant land in Bonney Lake has been the subject of multiple sales transactions in the past year.

At least 37 parcels of the city’s vacant land, many of which are under an acre each, were purchased last year for $10 million by Richmond American Homes, a homebuilder based in Colorado with a regional office in Kent. The seller was an entity affiliated with Newland Communities, one of the developers of Tehaleh by Newland, a new housing development near Bonney Lake. The parcels are located along 205th Ave. E on the south end of the city. The land is near Ski Park Lake and Foothills Trail. The area sits in proximity to Prairie Ridge and Orting. Richmond American Homes also purchased at least 20 acres in Marysville for $16.8 million, according to The Registry’s previous reporting

Also last year, two organizations that have been part of the construction of Bonney Lake’s residential Tehaleh development were involved in a sale for multiple parcels of land in the city. In that deal, more than 150 parcels of land in Bonney Lake traded hands for $28.2 million. The buyer was an entity affiliated with Shea Homes Washington, Inc., which has long been one of the builders for the Tehaleh community. The seller was an entity affiliated with Newland Communities.
