Bosa Development Buys 135,257 SQFT Warehouse in Everett for $13MM

Everett has been a place of steady sales activity, and that streak is continuing with the recent purchase of a warehouse for $13 million, or about $96 per square foot. An entity affiliated with Bosa Development was the buyer, according to public records, and the seller was Rohr, Inc., which is affiliated with Collins Aerospace and Raytheon Technologies.

Built in 2006, the building is located at 2615 94th St. SW in Everett’s Bomarc Business Park and is approximately 135,257 square feet, according to Snohomish County public records. Nearby businesses include Boeing’s Bomarc campus, Sno-Isle TECH Skills Center and Woodtone Industries USA, Inc., according to Google Maps. Also nearby is the Paine Field and the Loganberry Lane Park.

Collins Aerospace is a unit of Raytheon Technologies Corp. and focuses on technologically advanced and intelligent solutions for the global aerospace and defense industry, according to the firm’s website. It was created in 2018 with the merger of UTC Aerospace Systems and Rockwell Collins. Raytheon Technologies is based in Arlington, Va., and serves customers in the commercial aerospace and defense industries.

Bosa Development is a residential and commercial developer based in British Columbia with offices in Washington and California, according to the company’s website. One of the firm’s other projects in the Seattle area include 339 Cherry St. in Seattle, which is a proposed 57-story tower with 422 condominium residences, 15,000 square feet of ground-level retail and a 25,000 square foot public plaza.

It was also announced earlier this year that Bosa fully leased a 468,272 square foot manufacturing/distribution building in the Bomarc Business Park, according to The Registry’s previous reporting. The tenant is GXO Logistics Supply.

Other recent sales in Everett included a two-building office property bought for $31.5 million, or about $281 per square foot, by Everett WA I SGF LLC, an entity affiliated with Boyd Watterson, according to The Registry’s previous reporting. The seller was listed as The RMR Group. In a separate sale earlier this year, an entity associated with New York-based Abacus Capital Group purchased the 316-unit The Winsley apartment community located at 9900 12th Ave. W in Everett at a price of $291,139 per unit. The seller was an entity associated with Blackstone, according to public documents.
