EUGENE, Ore. – October 30, 2023 –  Cushman & Wakefield announced that the firm has been hired by 3590 West 3rd Avenue Real Estate Holding LLC to sell a former tech disk manufacturing facility in Eugene, Oregon. Located at 3590 W 3rd Avenue in the heart of the West Eugene Industrial Corridor, the 107,708-square-foot facility encompasses more than ±4.5 acres and offers convenient access to the Beltline highway, connecting to key logistical routes Highway 99 and Interstate 5.
Previously occupied by an independent supplier of high performance thin-film disks for high-end, high-capacity hard disk drives, the building has been vacant for several years.

The Cushman & Wakefield sales team comprises Aaron Watt, Keegan Clay, Don Yahn, and Chanel Rivest. The property is being listed for $7 million or $65 per building square foot.

“The building’s price is set significantly below replacement cost, offering an exceptional opportunity for an investor or an owner/user to acquire this flexible and fully functional industrial facility. This rare, fully climate- controlled building is essentially move-in ready, or a buyer also has the prime potential to put its own touches on modernizing the facility as a value-add asset,” said Don Yahn Executive Director at Cushman and Wakefield.

“According to Cushman & Wakefield’s tracking, the facility is just one of only a few buildings exceeding 50,000 sf that is actively listed for sale or lease within the Eugene Springfield market currently, adding to the uniqueness of this special sale opportunity,” added Keegan Clay Executive Director at Cushman and Wakefield

Originally built in the mid-1990s but upgraded since, the building features substantial enhancements, including a robust +/-5,000 KVA heavy power supply and warehouse HVAC. Additionally, it is equipped with a 1,500 KVA diesel-fired generator and an elevator servicing the second floor. The building also features 15,254 sf of office space and there is also the potential to incorporate dock doors at the rear of the building, adding operational flexibility. There are 152 parking spaces.

The facility is located approximately ±7 miles to Interstate 5, ±10 miles to Eugene Airport, ±110 miles to Portland, and ±280 miles to Seattle. The property also resides in a West Eugene Enterprise Zone and Qualified Opportunity Zone, providing additional tax and economic incentives.
